Dear Homeowners,

As the season comes to a close, we would like to provide an overview of the progress made this year and share some exciting plans for the Toscana Village in 2025.

Thanks to our efforts and your continued support, here’s a summary of what we have achieved in 2024:

  • Improved roads: Most of the roads needing attention have been upgraded, but the others will be done in 2025
  • New playground: A new playground has been installed for children’s enjoyment.
  • Revamped entrance: New plants and lighting have made the entrance more welcoming.
  • Upgraded pool area: A new relaxation zone has been created in front of the pool bar for sunbathing.
  • Increased security: A new camera has been installed at the secondary gate to enhance security.
  • Refurbished service building has started: Part of the service building has been refurbished.
  • Extensive landscaping: Regular, almost daily, maintenance of the greenery has been carried out, including the removal of dangerous trees. More trees are already planned for 2025.
  • New recycling area: A dedicated area for recycling bins has been set up.
  • Lower utility costs: We have successfully reduced utility costs, benefiting everyone.
  • Expanded Glamping area: New tents and solar lights have turned the Glamping area into its own small village.
  • Improved mobile homes: Several mobile homes have been enhanced thanks to the “Best Host 2024” contest.
  • Marketing investment: We have partnered with a new marketing company, which has played a key role in helping us to open new opportunities.
  • New management system: we have invested in a new management system in reception that will give us the possibility in the future to put a barrier at the entrance, manage the wifi meters for the utilities and give access to the owners of mobile homes who sublet to see their reservations. To date the costs to implement everything are still very high, but we are looking for solutions to implement everything as soon as possible.

We are proud to share that approximately €60,000 has been invested this year to improve the village, and a similar amount is planned for 2025. While some of these investments may not always be immediately visible, I assure you that both economically and operationally, they have had a significant impact on the overall experience.

A Matter of Transparency and Collaboration

I would also like to take this opportunity to address an issue that has been ongoing for some time. Unfortunately, there are individuals who work behind our backs, seeking to undermine or diminish the efforts we’ve made, creating Facebook and WhatsApp groups for the sole purpose of criticism, rarely in a constructive manner. One of our key goals for 2025 is to foster a more collaborative environment within the village.

We want Toscana Village to be a place where homeowners are happy and cooperative, where we can share not only moments of challenge but also joy and community. It is important to remind everyone that the contract is renewed annually, and there is no obligation for either the homeowner or Toscana Village to renew it.

In recent months, there has been a serious violation of privacy by a homeowner against Toscana Village Srl, which will be addressed through legal means in the coming weeks. We want to make it clear to everyone how crucial it is to respect the rules that protect not only the company but also all of our homeowners. What we value most is the well-being and happiness of each of you.

 

Looking ahead to 2025, we are excited to announce the following improvements:

  • Further upgrades to the pool area: We will be renovating the exterior flooring to enhance safety and comfort.
  • New restaurant management: We are searching for an experienced manager to run the restaurant daily, organizing events and themed nights to create a lively atmosphere.
  • Increased safety measures: We will continue to monitor and remove dangerous trees and finish upgrading the remaining roads that need attention.
  • New maintenance manager: We will hire an experienced maintenance manager to oversee mobile homes and act as a caretaker on the current manager’s days off, ensuring 7-day-a-week coverage.
  • Expanded surveillance system: We will install 2-3 additional cameras to further increase security across the village.
  • Lifeguard and children’s entertainment: During peak season, we will provide a lifeguard and a children’s entertainment team to ensure safety and fun for the little ones.
  • Improved recycling services: We plan to increase the frequency of recycling collection and enhance the aesthetic of the recycling area.
  • Enhanced Wi-Fi service: We will work to further improve both the speed and coverage of the Wi-Fi throughout the village, although is a challenge without fiber optic
  • Better utility management: We are currently exploring several options to optimize the reading of electricity meters and reduce energy waste caused by oversight or customer negligence. These solutions will be finalized and presented to you soon.
